Deals Don’t Always Go As Planned But We See Them Through
We closed on 813 Washington Ave, Piqua, OH 45356 last Thursday. This one tested patience from start to finish.
The seller was going through probate and needed time. He wanted to take the belongings that mattered to him and sell the property AS-IS once everything was cleared.
We structured the deal to make it simple:
✅ We covered closing costs & title
✅ Seller handled the back taxes
✅ Gave him the time he needed to clear the property
Everything was moving forward… until it wasn’t.
During title search, we were told a boundary survey was required. That pushed things back 7 weeks.
We finally got a new closing date locked in… and then one day before closing, we got hit with another surprise:
A foreclosure was filed due to the unpaid back taxes.
Timing couldn’t have been worse. If it was filed just a couple days later, it would’ve been paid off at closing without issue.
Instead, we had to pivot again:
• Delay closing
• Get updated payoff from the foreclosure attorney
• Work with title to clear everything properly
Those who lack patience might have walked away from this transaction but not us, we handled each one of these obstacles and got to the finish line, with cash.
